Haryana Approves ₹33,000 Crore Namo Bharat Corridor Linking Delhi, Panipat & Karnal: A Game-Changer for NCR Real Estate
The Haryana Government has approved a vision-turned-reality project called the Namo Bharat Corridor, which will link Delhi, Panipat, and Karnal together by introducing a new high-speed regional rail service. At an estimated total cost of ₹33,000 crores, the project is likely to change the way people connect to one another and shorten their travel times. Moreover, the new rail service will create significant opportunities for economic growth within the National Capital Region (NCR).
This new rail connection will be part of a larger expanding Namo Bharat Network across India; thus, each of the three cities along the route will benefit from not just improved commuting options but also serve as catalyst for real estate development, increased infrastructure development, and increased
investment in those areas.
What is the Namo Bharat (RRTS) Corridor?
The Namo Bharat Regional Rapid Transit System (RRTS) is a cutting-edge fast-train system that connects all major urban centres and some suburban areas.
Key Features:
High-speed rail service that runs at a maximum speed of 160 km/h
Fully air-conditioned, modern train coaches with easy access to onboard amenities
Travel times significantly reduced compared with travel by bus/vehicle
Eco-friendly system that utilises alternative energy sources for transportation
This new RRTS corridor will build on the success of the original RRTS between Delhi and Meerut to continue improving the connectivity of regions in northern India.
Delhi–Panipat–Karnal Corridor: Project Overview
The newly sanctioned corridor will run through major urban centres in Haryana and assist with the connectivity and economic unification in these regions.
Highlights of this project:
Length: Approximately 136 kilometres
Estimation cost: ₹330 billion
Key route: Delhi – Sonipat – Panipat – Karnal
Stations: Numerous stations at key urban locations
Implementation agency: National Capital Region Transport Corporation (NCRTC).
The development will take place primarily parallel to National Highway 44 (NH-44) – one of North India’s most heavily travelled routes connecting Delhi to Northern India.
Travel Time Revolution
A key benefit of Namo Bharat corridor is that it reduces travel times substantially, allowing for seamless travel between cities or regions.
Traveling from Delhi to Panipat will take approximately 60 minutes and from Delhi to Karnal will take approximately 90 minutes.
Therefore, those who work in Delhi can have a short commute and live in burgeoning locations like Panipat and Karnal, with affordable housing and a higher quality of life than in Delhi.
Infrastructure Development & TOD Policy
Also, the Haryana government plans to have Transit Oriented Development (TOD) along the corridor.
Transit Oriented Development (TOD) will help establish high-density mixed-use development, located close to transit stations.
Benefits of TOD:
1. Higher Density Development (higher Floor Area Ratios (FAR))
2. Commercial hubs near transit stations
3. Smart urban planning
4. Increased retail, office, and residence developments
Therefore, we will build modern micrometropolis around/from each transit station.
Impact on Real Estate in Haryana
1. Surge in Housing Demand:
An increase in connectivity will create greater demand for:
- Haryana Builder Floors
- Residential Apartments
- Plotted Developments
- Affordable Housing.
2. Property Price Appreciation Potential:
Cities such as Sonipat, Panipat & Karnal are likely to see a large increase in property prices, particularly close to RRTS stations.
3. Rental Market Growth:
Speedier Connections will lead to increased demand for rental housing from professionals who may look to relocate to affordable cities. Investors will benefit from increased rental returns.
Strategic Importance for NCR
The construction of this infrastructure creates the ideal opportunity to invest early and purchase at lower property prices with an anticipated and significant return on investment (ROI), thanks to infrastructure-driven property appreciation, plus an increasing number of new housing units being built.
For property investors looking at investing in real estate in Haryana, this corridor provides significant value to investors over the long term.
Strategic Importance for the National Capital Region (NCR)
This new corridor provides an overall enhancement to the full ecosystem of the NCR.
Advantages of the new corridor include: a reduction of vehicle congestion along NH-44; the establishment of a more sustainable transportation means throughout the NCR; increased land value through the establishment of new roads; and linking all Tier 2 cities with Delhi.
The construction and establishment of this corridor will ultimately help to decongest urban centres as a result of decentralizing urban congestion from Delhi providing for more even regional development.
The ₹33,000 crore Namo Bharat corridor has been approved and opened on the infrastructure development path for Haryana’s infrastructure development journey. The project will provide rapid access to Panipat and Karnal via high speed transit from Delhi , this will create many new economic corridors for development as well as create a new way of living.
For potential home buyers, investors and developers it is the right time to identify and invest in future areas of growth that are likely to become significant real estate investment opportunities in the National Capital Region (NCR).
