Why Choose New Gurgaon and Benefit of Arrival of Global City.
New Gurugram is fast emerging as one of the most promising real‑estate and mixed‑use investment zones in Gurgaon. It offers a mix of large‑scale master‑planned infrastructure, improving connectivity, relatively lower costs (vs old Gurugram/Delhi), and increasingly better civic planning.
Connectivity & Infrastructure Push
Major expressways and arterial roadways continue to be built or improved, Dwarka Expressway, KMP Expressway, SPR Road, Pataudi Road, etc. These all provide better access to Delhi (Situation), new and arguably better IGI Airport, access to Manesar, and other parts of India.
Multi‑modal connectivity in upcoming developments Global City), with designs to include not just connectivity for roads, but also dedicated utility tunnels connecting multiple major hubs (including International Airport, Railway/ICD, heliports, etc.) is another very exciting development to think about.
New Gurgaon Future metro plans provide very exciting updates as Gurugram Metro Rail Limited (GMRL) approved a new metro line with a spur off Dwarka Expressway from Millennium City Centre to Cyber City. Future phases with line extensions or connections could be set in future phases. This line will stretch approximately 28.5 km, and comprise 27 stations, depots, etc. It will help better integrate the older and new areas of Gurugram.
Global City Township Project in 1000 Acres
One prominent new shift is Global City, a project by HSIIDC (the Haryana State Industrial & Infrastructure Development Corporation). Size & Location: Approximately on 1000 acres land in Sectors 36, 36B, 37, 37B of Gurugram. Mixed-use master plan: Will have residential clusters, commercial & business districts, hospitality, educational, retail, green & water bodies. Phase 1: ~587 acres, with a budget of ~₹940 crore; it should be complete by the end of next year.
Innovations in utilities & infrastructure:
• One utility tunnel (10‐10.7 km), carrying everything (water pipelines, electrical, spatial, communication, fire services, etc.), so that road surfaces are not dug into constantly.
• A Mass Balancing Reservoir (about 350 million litres) over ~18 acres will serve as a backup source as well as aesthetically act as a waterbody.
• Green zones: 125 acres of greenbelt to help to mitigate heat & improve the environment.
• Economic scale & employment potential: The development is expected to create ~5 lakh jobs, benefit ~16 lakh people, investment of over ₹1 lakh crore.
Strategic Planning, Smart & Sustainable Features
• Global City and New Gurugram are being strategically planned in an innovative manner:
• Walk to work design, dedicated pedestrian/cycling tracks.
• Multi-modal transit & connectivity already built in.
• Infrastructure: utility tunnels to mitigate future disruptions; planned water backup; storm water drains, etc.
Master Planning, Smart & Sustainable Features
The Global City and adjacent New Gurugram areas are being designed using modern planning features: Walk to work design, dedicated pedestrian/cycling tracks. Multi-modal transit & connectivity incorporated from the beginning. Infrastructure such as utility tunnels to avoid disruptions in the future; planned water backup; storm water drains and so on.
Affordability & Appreciation Potential
Property rates in New Gurugram are still lower relative to established Gurgaon/Sohna/etc. This provides upside potential for capital appreciation with the required infrastructure being completed.
Demand from end-users and investors is robust; both residential & commercial demand is increasing.
Governance & Regulatory Support

Metro Connectivity – Future Developments and Reasons to Care
The Gurugram Metro Rail Limited (GMRL) recently approved a corridor extending from Millennium City Centre to Cyber City (28.5 km elevated), which will have approximately 27 stations and a depot. One spur will connect Basai Village to the Dwarka Expressway. The intention of this corridor is to connect the old and new Gurugram.
Interchange stations are proposed: e.g., at the Yellow Line of Delhi Metro, or the Rapid Metro or Bus Depots etc. This significantly increases the utility of the metro alignment.
For the Global City: the location of Global City is such that it is directly accessible from the Dwarka Expressway (8-lane), also accessible via Pataudi Road; is close to NH-48.
The USPs of New Gurugram / Global City
- With the strengths and bundles of value that the largest planned township has, let’s consider what we can call Unique Selling Points:
- Large master-planned township with a modern infrastructure from the ground-up (roads, drainage, utility tunnels etc.).
- Strong connectivity via expressways, upcoming metro, and multi-modal hubs.
- Green & aesthetic assets: water bodies, green zones, walkable design.
- Government interest and regulatory support (and environment clearance etc.)
Potential for capital appreciation as blank land / semi-developed areas etc.
In conclusion: Should You Make An Investment?
- If you are considering some type of investment — either residential or commercial — New Gurugram, especially Global City and the adjoining sectors, appears to be a strong bet, provided you conduct your due diligence on a few items
- Confirm what infrastructure is already built versus what is planned (rail or road access, metro connection, drainage and inundation or flood management).
- Ascertain the elevation / topography of the specific piece of land or building: low-lying areas are usually exposed to significantly more waterlogging risk.
- Evaluate the builder’s performance record — and how effective the implementation of infrastructure utilities (water backup, sewage, storm-water) has been.
- Lastly, consider the time horizon: in our view, gains are most probable over the mid to longer term, (3-5+ years) with more infrastructure being delivered and functional.
